TREE PLANTING GUIDELINES FOR THE VILLAS at HERSHEY MEADOWS

 

          All tree planting requests must be submitted to the Architectural Review Committee.  The appropriate forms are available by clicking the link above, or contacting:  selectmanagementonline.com

         

          Trees cannot be planted closer than 15 feet from any unit; exceptions can be made, on a case by case basis, by the ARC and the Board.

 

     Every new tree planting must be preceded by a telephone call by the unit owner to check on the location of underground utilities.  The number to call is 1-800-242-1776

 

          New trees to be planted in the front yard area must place to maintain the continuity of existing front yard trees.

 

          Maintenance (i.e. Staking, watering, pruning, mulching, removal if necessary, etc.) of all trees planted by unit owners are the sole responsibility of those unit owners.

 

          Types of trees that can be planted:

 

                     Crepe Myrtle

                     Dogwoods

                     Eastern Red bud

                     Flowering Pears

                     Hawthorne

                     Japanese Snowbell

                     Japanese Tree Lilac

                     Maples

                     Ornamental Cherry Trees

                     Ornamental Plum

                     Redbud

                     Sergeants’ Crabtree

                     Sweet Bay Magnolia

Evergreens

 

(Blue Ice, Cypress, Green Giant Arborvitae, Korean Pine, Silver Ray, Norwegian Pine)

 

*Any type of tree that had been already planted by the developer is also

approved.

 

Tree trunks should have a minimum circumference of 1 3/4"

GUIDELINES FOR INSTALLING A FENCE

 

This resolution is accepted by the Executive Board of The Villas at Hershey Meadows Condominium

Association on the 19th day of February, 2007, effective immediately.

 

INSTALLATION RULES

1.    White privacy fences, not exceeding 6 feet in height, are the only ones permitted.

2.    Fences can be no wider than the width of the unit and may attach to adjoining fence with written concurrence of both owners. (Attach to Architectural Change Request form).

3.     Fences may not be more than 18 feet deep

4.     No permanent water features such as fountains or ornamental ponds are permitted within the confines of the fence.

5.     Privacy fences must be professionally installed to assure compliance with existing building codes and industry standards.

6.     The unit owner must submit an Architectural Change Form to the Architectural Review Committee prior to installation. The Change Request Form should include an illustration of the fence selected. Upon approval by the Executive Board, the privacy fence can be installed.

7.     The installation must comply with all applicable codes, take aesthetic considerations into account and minimize the impact to the exterior structure of the unit.

 

MAINTENIANCE RULES

 

1.     Unit owner is responsible for all grounds maintenance inside the fence to include any lawn cutting, flower beds or shrubs. Vegetable gardens are not permitted

2.     Unit owner is responsible for trimming grass around the outside of the fence since the landscaper will not cut the lawn closer than 18” to avoid damage to the fence.

3.     Unit owner is responsible for returning the back yard area to its original condition should the fence be removed for any reason.

4.     Unit owner is responsible for repair and ongoing maintenance of fence. The fence must be repaired within a reasonable amount of time or be subject to Association fines.
